When you are looking to purchase a new home, the process should be all about you. Your realtor should work within your budget, help you find a home that meets as many of your ?must-haves? as possible, and help identify potential problems. This usually means finding the right fit between you and your real estate agent. Since there are many agents who will vie for your attention, Simplify Your Home created a list of questions your real estate agent should ask you. If they don?t, it might be time to move on.

  1. Would you like to hear from some of my past customers? Yes, the agent will probably only suggest customers who had a positive experience, but you will still be able to learn a lot. Be sure to ask about their personality, ability to negotiate and expectations the agent has of their clients.
  2. Will this be your first home purchase? The answer could lead to more questions to help determine what financing opportunities the real estate agent might know of that you may not have come across yet.
  3. What is your budget for the home?s purchase? If your realtor doesn?t ask your budget or doesn?t stay close to your comfort level when she begins to show you homes, it could be time to switch agents.
  4. What is your budget for monthly home related expenses such as subdivision fees? This will help narrow down some listings. Also, if the real estate agent is already knowledgeable about where you would like to look, they can let you know if it is a realistic number for that area.
  5. What are your home must-haves? You probably already have an idea of what neighborhoods you would like to live in, if you want three or four bedrooms and which school district you want to live in. Be sure to communicate this to your real estate agent to help narrow down the search.
  6. Which of your must-haves are you willing to compromise? While you hope you will be able to get your dream home, realistically your budget or other home/neighborhood characteristics may narrow your choices. Consider which items you could compromise on and let your realtor know.
  7. What times and methods work best for me to contact you? It is important for your real estate agent to be able to work around your schedule. They should be courteous enough to ask which methods of communication work best for you too. For example, maybe you would like listings sent via email before your real estate agent calls to schedule a time to view the property.
  8. Do you mind if members of my team also work with you? Real estate agents often have larger teams that review listings, make appointments, etc. You will want to decide ahead of time if you prefer working with one agent or a team, and then explain your view to the real estate agents you?re interviewing.
  9. Did you notice x, y and z in the home? While your real estate agent should allow you to make the ultimate decision as to what house you purchase, it is also important that they notify you of items they believe could be potential problems.

10.? What did you like and what did you dislike about the home? When you begin viewing homes, your real estate agent should ask you why you liked or disliked a home. It will help them better gauge what listings to approach you with which maximizes everyone?s time. It might also help you better gauge what you truly want in a home.

If your agent asks these questions when you begin the hunt for a new home, you will be off to a great start and hopefully have a little less stress in the decision making process.
